Last year, Aaron and I helped some buyers purchase a home in 85018 that had only been on the market for one day.
On paper, they were getting a screaming deal.
But there was a lot more happening behind the scenes.
During negotiations, we had negotiated seller concessions for our buyers. Everything was clearly written into the contract, but as we got closer to closing, the listing agent realized he had overlooked some of the terms.
Suddenly, we were being told the sellers might not close and that there could potentially be legal action.
The reality? The sellers weren’t the problem. The issue was that the contract hadn’t been thoroughly reviewed on the other side, and there was an attempt to have us absorb the financial impact of that mistake through our commission.
We stood our ground.
We went back through the contract, made sure everything was documented, and ultimately got the deal closed with the concessions our clients had negotiated still intact.
The lesson for us wasn’t about “winning” against another agent.
It was a reminder of why the details matter so much in real estate.
A contract isn’t something you skim through and hope everything works out. The wording matters. The deadlines matter. The concessions matter. And sometimes one overlooked sentence can cost thousands of dollars.
One of the biggest advantages Aaron and I bring to our clients is that there are two of us reviewing the details.
