I came across a number the other day that caught my attention: 53. There are currently 53 homes listed for more than $10 million between Scottsdale and Paradise Valley.
That’s a pretty crazy number when you think about it. Not that long ago, seeing a $10M+ listing in the Valley was a big deal. Now we have dozens of them competing for a very small group of buyers. think it says a lot about how much the luxury market here has changed. Scottsdale and Paradise Valley have become a destination for people who aren't just looking to buy a nice house in Arizona—they're looking for something truly special.
But having 53 homes at this level also creates an interesting question: how many of them are actually worth what the seller is asking? At $10M+, buyers aren't comparing homes the same way they do at $1M or $2M. They're looking at the lot, privacy, views, architecture, finishes, location—and what makes one property something they can't easily find somewhere else.
So I'm curious to see what happens with these 53 homes. Because asking prices are one thing. What buyers actually pay will tell us a lot more about where Arizona's ultra-luxury market is headed.
